Dukagjini Resort

Dukagjini Resort is located in one of the most beautiful and protected areas of the Albanian coast, Rana e Hedhun, Shëngjin. For many years, this area has been known as a small paradise, providing a clean, fresh environment ideal for a calm and regenerative holiday. The houses in the Dukagjini Resort project have been designed to provide an oasis of tranquillity and elegance. From spacious interiors to large outdoor terraces, every element has been thought out to go hand in hand with comfortable and harmonious lifestyle.

 

The architectural design had been done by renowned Austrian architect Chris Precht, a co-founder of Precht Studio, who created the project in collaboration with W10 Ltd. Precht is a representative of a new generation of architects, which focuses on a sustainable future. Projects made by his studio, which can be found all around the world, are known for their use of natural materials, a low carbon footprint and emphasis on ecological systems, green spaces and the return of space back to nature. This philosophy is also reflected in the Dukagjini Resort project, which aims to prevent uncontrolled construction along the coast and preserve its original character.

The entire project covers 110 000 m² and is divided into three phases. The Veranda Residence and Veranda Village projects occupy 80 000 m², while the remaining 30 000 m² is reserved for a hotel, a casino, a pier and spa.

 

Construction began in early 2025 and is ongoing daily ever since. Currently, two main buildings of Veranda Residence are standing and the foundation slabs for the first buildings in Veranda Village are under construction. The entire resort is expected to be completed within five years.

Albania's capital, Tirana, can be comfortably reached from the Czech Republic and surrounding areas by plane in just 1.5 hours.

The resort itself is located only 55 km from the airport. Thus, you can enjoy the sunny beaches shortly after landing.

The surrounding towns are easily accessible from the resort, i.e. via the newly built road connecting Velopojë and Shëngjin.

Veranda Residence

 

A place where you wake up every day to panoramic views of the sea and the majestic silhouette of the surrounding mountains. Just open the door to the terrace and you feel like the world is right at your feet.

 

Veranda Residence is a gated complex of 11 elegant buildings set on a hillside above the sea. At the heart of the complex is an impressive infinity pool carved into the original rock, making it the ideal place to watch the sun set. The communal courtyard, along with many footpaths, is surrounded by lush greenery, places to relax and other spaces that create a peaceful and harmonious environment. On the lower floors of the buildings, cafés, restaurants, shops and other services are to be opened for a comfortable everyday life.

 

There are a total of 189 apartments available in a studio, 1+1, 2+1, 3+1 and penthouse with terrace layouts, most of which offer stunning sea views. The first level offers exceptional units with their own swimming pool or hot tub. Parking for residents is provided in the underground areas.

 

The architectural design sensitively incorporates the traditional Albanian element of çardak, which promotes the connection between the interior and nature and offers a pleasant outdoor seating area. The interiors are designed to provide an immediate feeling of warmth and home. Natural materials, a soothing warm colour palette and an emphasis on comfort create an environment where you can relax after an active day. Veranda Village

The Veranda Village complex consists of 20 low-level buildings spread across sloped terrain, giving most apartments a direct view of the sea. The access road is gently unfolding between the houses, making the entire complex appear as an organically connected whole unit. The façades and surrounding terrain are complemented by lush greenery, which makes the buildings appear to grow naturally from the slope.

 

The complex is connected by many footpaths, and its southern part is connected to a new scenic road leading directly to the town of Shëngjin. The houses are arranged in cascades, so that each apartment has plenty of sunlight and an unobstructed view. Each building has its own reception and lift.

 

Veranda Village offers a total of 187 apartments designed with an emphasis on privacy and comfort. Apartments are available in a studio, 1+1, 2+1, 3+1 layouts and penthouses with terraces.
