Apartment Purchase Procedure
We will guide you through the entire process of purchasing a property in Albania. All contractual transactions are handled directly between the client and the developer through purchase agreements certified by a notary and concluded directly in Albania. A court interpreter is to assist you throughout the entire process, prepared to explain and translate everything for you.
In Albania, there is the Agjencia Shtetërore e Kadastrës (a similar authority of the Land Registry of the Czech Republic), which will also be partially involved during the process. The apartment that the interested party is purchasing will be directly "marked" by the notary with a seal in the online register of this agency, and until you acquire the ownership, the property will be made untouchable.
01 Apartment Selection
Select a desired property (Veranda Residence or Veranda Village), describe your dream apartment, and then contact us.
02 Consultation
We will arrange a personal meeting here in the Czech Republic, where we will explain everything about the project or a specific apartment, discuss the price, payment options, etc.
03 Site Visit
At any stage, you have an option to fly directly to Albania, where we will personally accompany you from the airport to the construction site, go through everything with you and, if interested, arrange a personal meeting with the developer.
04 Date Arrangement
Once you are acquainted with all the terms and conditions and have familiarised yourself with the draft purchase agreement, we will arrange a specific date for signing the purchase agreement at the notary's office.
05 Contract Signing
All contract signings take place in Tirana, the capital of Albania, at the office of a selected notary. Our services, again, include a personal pick-up at the airport, transport to the notary's, provision of a certified translation and all related activities to the process.
Terms of Payment
01 30% of the purchase price of the apartment – payable upon signing the purchase agreement
02 20% of the purchase price – 1 year after signing the purchase agreement
03 20% of the purchase price – 2 years after signing the purchase agreement
04 30% of the purchase price upon handover of the apartment
